Position Title: Project Manager

Job Overview and Responsibilities
Colarelli Construction has an immediate opening for an experienced Project Manager in a fast-growing Commercial Construction Company located in both Colorado Springs & Denver, Colorado. The successful candidate will have been a PM on multiple ground up commercial jobs ranging from $5 to $30 million over the past 5 years. Resume must be accompanied with project completed list which includes dollar amounts, dates, and a brief project description.
- Compile and organize project plans and files.
- Review and interpret the project owner contract/document to verify that it does not deviate from the architectural drawings.
- Review all project documentation to understand full scope of work.
- Negotiate and prepare subcontract contracts and work orders in project buy-out.
- Responsible for overseeing profit and loss relating to assigned projects and will develop regular margin projections.
- Prepare monthly Project Cost Projections & Monthly Project Reports.
- Maintain project compliance regarding quality control, safety control and other related activities.
- Prepare subcontracts and purchase orders.
- Prepare monthly pay applications to owner.
- Track, price and negotiate project cost charges and change orders.
- Development of and adherence to the project schedule, including participation of regular schedule updates with project superintendents.

- Thorough knowledge of all aspects of construction technology, equipment, and methods; trade agreements, jurisdiction and negotiations, engineering, cost control schedules, quality control, and safety requirements.
- Knowledgeable & proficient in computer construction and scheduling software as well as windows applications.
- Masterful ability to define problems, collect data, establish facts, and draw solid conclusions.
- Strong ability to consistently analyze workflow, processes, and production across multiple projects at one time.
- Work well independently and demonstrate a positive attitude and professionalism in all interactions with others.
Core Requirements:
- 4 years construction management – applicable degree and 5+ years of experience in project management with a commercial general contractor firm.
- Current OSHA 30-hour Certification.
- Position requires a valid driver’s license and clean driving record.
- Ability to travel within Colorado.
Position requires an acceptable background check and drug screening per company standards.
Compensation for This Position:
The salary range for this position is $95,000 – $135,000 and will depend on candidate’s experience and capabilities in their role. In addition, the current standard company benefits including paid time off, health, FSA (Flexible Spending Account), dental, vision and life insurance eligibility will be offered per company policy for employees, which is the first of the month following 60 days of employment. Eligibility for company 401(k) plan will take place per company policy and fulfillment of a 60 day wait period. Employer pays 95% for the employee’s health and dental premium and 55% for the dependents’ premium.
